Airport Razz6 hour(s) ago Hit th nail on head. STR shouldn't be a 'business model'. I have a number of newbies that jumped on at the end, overpaid severly for the property, had a good season last year but this year nothing near, and a few have sat dark now for multilple months. Most of these are on the market but at the inflated prices they paid and still want more. Now with the high interest rates, the insurance disaster, gas prices, I see a lot of short sales down the road as at least my owners don't feel the need to deal, I guess would rather deal with foreclosure. I see the repo bus picking up within the next year or so. Bring it on folks. My crew would like a place to live again that they can afford.
mountainart7 hour(s) ago Many str owners I have talked to who jumped in during the covid frenzy are now upside down on their investments and in danger of foreclosure. With the pandemic free money now gone, thwy cannot find enough renters to support the str financial business models they used to buy/finance the homes.
One owner says that two years ago they rented weekdays at $200/night. Now they are empty even at $50/night. That doean't even cover utilities and upkeep.
My prediction is that you will be seeing a ton of fire sale prices on homes, repo sales. Overall house prices will start to go negative once this ramps up.
Good for people who live/work here as str's converted back to ltr.
ThatGirlAng7 hour(s) ago Holy cow Razz! I just saw my neighborhood, in 2022 we had 4 STR on our block, now its 15! My owner tried to sell the home but no one could secure loan with the crap insurance available. These are people just trying to make the best of the situation. My guess is we can expect a lot more in the state as more are receiving cancellations.
