Actually insurance is not hard to get. The Fair plan has to offer insurance and is a fantastic option along with a companion plan. Better than going with a non-admitted carrier

What is a "non-admitted" carrier? I haven't heard that term before.

talk to your insurance broker but non-admitted plans don't conform to California laws or submit their pricing to the state for review. They are also not guaranteed to pay out claims if they are insolvent.

We are in Fawnskin and received Notice of Non-Renewal from Lloyds about 7 weeks ago. We immediately contacted our Broker in BB and left numerous messages for the next few weeks but they never replied or called back. Based on recommendations on this site, we contacted Russ Humphrey's Associates Insurance in BB and Marc Massey (909-866-9626 ext 206) hooked us up with CA admitted carrier American Modern with a full comprehensive coverage (no FAIR plan needed) policy for less than Lloyds was and more coverage. Thank you for those that recommended Russ Humphrey's and thank you Marc for both answering all of our calls and setting everything up in just a few days.

Hello all, this discussion regarding insurance is the main reason I signed up after just reading postings on the site for the last 2 months. I've lived in Arrowbear for almost 4 years and every year my fire insurance has gone up and one of the main reasons I bought a home up here was to avoid rent increases (and potentially bad rental neighbors); but property tax assessments for fire and insurance increases has gone up more than rent would have! At least I have good neighbors, or lack of, and pride of ownership.

Last year my fire insurance premium had risen to $1208, this year it went up to $2,080 and I called to make changes, but I was a day or two after my escrow account made the payment and it was too late, insurance company had 25% (3 months) minimum unearned premium clause that if canceled early they get to keep. Even if the policy date hasn't occurred yet and was after the premium was paid; once they have it and applied to the account it's theirs!

I called my agent who told me about all the insurance companies that pulled out after the fires last year; some went bankrupt and didn't pay out claims. She set me up with the Fair Plan and it went down over $500 per year. It would have gone down more if I hadn't had to wait 3 months for that "unearned premium" to be "earned". Three months ago the quote was a little over $700 cheaper and rates went up again.

So, find an agent that writes Fair Plan and write ASAP because those prices can change too.

If anyone is interested I can post my agent's info, but this isn't a commercial so I left it off.
