Home insurance cancelled

Got the notice that the cabin insurance is cancelled effective April 2018. Says the dwelling is in a "brush area". As if it moved from last renewal.

Agent says due to the prior fire experience, all California mountain properties are effected. He did find a Lloyds of London policy for about 2x premium

What is your experience? What providers do you have?

It is getting tougher up here. I hope the buyer of our home can get insurance. Our older cabin we used Foremost and our current place we have Ameriprise through Costco but they won't do many up here because of age. Usually it will end up with a "non-admitted" carrier such as Lloyds or Scottsdale

Had the same experience in December, but shopped around and found a Traveler's policy, better coverage and at a lesser cost. Good luck

I am also with Travelers as they gave me a lot of coverage for a reasonable price. I have heard some of the large companies will not insure up here (for example, I can't get Flood Insurance through Travelers since I live in Shay Meadow which I guess is considered a Flood Plane or something). I wonder if the recent fires down in Ventura and Santa Barbara (which had substantial losses) affected decision making for insuring fire prone areas in general.

Allstate cancelled our policy years ago, we went to statefarm.
When we called allstate to cancel our auto insurance, they said oops we made a mistake cancelling your policy. We told them sorry but we found a better company.

Thanks for all the input. I had the cabin with to DTH place but the fires have changed the underwriting. I will ask about your suggestions.. travelers, sounds good.

Craig, I thought ALL flood insurance was a government program..

From the insurance guy in my house....

If you had both properties with them and your auto's, but they cancelled just the cabin, take your business elsewhere! You will probably find a better deal bundling all of your insurance needs into one.

I thought if you live in a flood plain, your mortgage company may require flood insurance.

I asked about flood insurance, and I was told I wouldn't be covered by the federal government plan, since my place is NOT in a flood plain. I wanted it because my neighborhood dies get small flash floods when it rains.

We have our Bear City place and dth home on State Farm. The home in Duarte has been with State Farm for about 25 years. When we bought the current place in 2002 we insured through State FArm, though it is a separate policy.

Each year for the last three I have been kicked into a smaller pool of providers. Primarily because I have galvanized steel fresh water plumbing in a 1950 construction. I guess I repipe with PEX this summer.

After years being with the CA Fair Plan, as the only one that would insure us, I finally found The Hartford, that took us on. With that said, after the first year, our premium almost doubled, although after the 2017 that CA had, I am not sure that I blame them. The Hartford, other than the rate increase, has been great.

We haven't been able to get flood insurance and we DON'T live in a flood plain. However super rains can bring water down out of the mountains and very close to our home! Insurance advised we should build a diversionary wall!! So we're working on it. Think we can get the forest service to divert it on their property before it gets to us? Nah.....probably not.

Statefarm here, been with them since the 80`s, not sure if they cover any "new" policies here in the mountains.
My neighbor has USAA (if you served or if a family member served) and I have seen Alllstate advertising up here as well.

Allstate still on my place. I understand that Mercury might still be doing mountain properties. This has been an ever increasing issue ever since we were evacuated a number of years ago. And I understand a lot of our newer vacation rental places are with State Farm. FYI a couple of nasty experiences with them in regards to flood repairs.

You got me on that one NSA. I know in the policy it said "Flood: NOT ELIGIBLE" and when I asked they said it was due to my GIS location (IE in a flood area or something). WEIRD.... Luckily even during the heaviest of rain and precip here, the flow goes through the yard and doesn't impact the house. I guess if it rained for 40 days and 40 nights I might be in trouble

We have Famers....just increased to $3,000 a year. Our house DTH is about $1000.

What price range is Travelers Policy?

We have Farmers also but premium is quite a bit less but did go up this year. Could be that we are in BBL and have the DTH house as well as 4 cars covered.

No claims. Owner since 2009. Travelers just notified us they will not renew our policy for cabin in lower Moonridge. Seems Farmers and State Farm might be a possibility. Anyone else having issues renewing?

Dreamweaver, We've been with Liberty Mutual for decades. Not sure if they keep our Big Bear policy only because we have 3 properties insured with them (2 are down-the-hill), or maybe they've just not got around to cancelling us yet. (Fingers crossed). I think all the insurance companies are probably looking at "wilderness" properties. Anyway you may want to give them a try. Good luck!

State Farm covered us when we were dumped by Liberty Mutual after three years of owning our cabin. Liberty Mutual's excuse was in a "fire hazard zone". Really? It was in the same location when you wrote the original policy.

State Farm just wrote our policy in North Idaho also.

I've only owned here for four years. A different carrier every year as the ones I had punted me. Currently a mix of California Fair Plan and Bamboo. One earlier didn't like my 70 year old galvanized steel piping. I think this summer I will replumb with PEX.

I've had State Farm for decades, 12 (13?) yrs on this cabin in Fawnskin. They also have our policy in Idaho. Very reasonable prices.

Well... we are headed to 2-tier insurance for our lower Moonridge cabin. Seems the only insurance will be through the CA Fair Plan (which seems to have volumes of complaints about cancellations due to imaginary brush). We have coverage until the 26th. I will post the final solution.

We also had to have the CA "Fair" Plan for years. Finally, The Hartford group insured us for a much lower price!

As a 2 year resident, I am looking at purchasing my forever home on the mountain. Are there certain areas where fire insurance is a problem? Is it case-by-case? Who are the providers that will write a new policy currently?

We were just dropped after many, many years.
Is Travelers/State Farm/heard Nationwide (bit pricey, but reliable) still a viable option?

I know about:

Adding replacement cost, not face value

If garage is attached, it is a loss of, say 50K because it is attached

$300K liability instead of the $100K downgrade

Code upgrade option, otherwise out of pocket for permits to build again are on you if your house is dated

No earthquake due to if the big one hits, the firm will fold anyway.

Sometimes, as in: engineering development/plan dwg work, they are lazy and just want pictures.

Your insurance company may not be able to drop you yet. The moratorium was extended to this fall. October I think.

Living in Baldwin Lake has been an adventure in insurance.

Nationwide/Allied dropped me 18 years ago. They said I had sage brush within 1/4 mile, so they couldn't cover anymore.

State Farm said no, I had to be on a paved street. My street is dirt.

Allstate said fine, then dropped me because my street isn't 20 feet wide. It's 10 feet wide in places.

Foremost dropped me, said I was in a fire zone. My area is red. They changed their minds when the moratorium went through, but I found another carrier that was far less expensive. American Modern.

American Modern is no longer writing policies in some areas, I hear. My policy is due for renewal after the current moratorium expires. I guess I'll see what happens then.

There are flood zones areas in Big Bear Valley that require flood insurance, other wise known as flood zone X. Most of zone X is centered in and around the lake areas. If you live in a flood zone you'd know because your mortgage holder would require flood insurance.

Have a lake side cabin that the flood zone is just between the cabin property and the lake boundary. Obviously if the cabin floods we are already being roaring rapids down the valley already . No one in the office could read the map so they had to send out a special investigator. What a mess. Personally I am in one of those zones and I fully understand why......twice now

I just got my renewal bill from travelers: $1000 more than last year, and last year was $1000 more than the year before.
Can they do that?

You will need to do some legwork to find a new Insurance company. The agents located up here are contracted with maybe a half dozen insurers and can only write policies with them. When I bought my house years ago the escrow company recommended an agency in escondido who had a whole dfferent stable of insurers they could write with. I've been with them since 2016 without any significant price increases. You have to call around to different agencies off the mountain and see what else you can find. I recommend Alitt Insurance, but I dont know what insurers they currently have who can write up here.

I have a Lloyds of London policy thru Burns and Wilcox for $2,200. It has gone up $200 since last year. Lloyds is considered a "non admitted" insurance company which carry some risk but Lloyds is a pretty big company. The coverage is $300,000 structure and $500,000 liability.

They sent out an inspector that took a few outside photos.

So I just got my Ca Fairplan quote and DIC wraparound and the rate is more than double my old expensive rate with Travelers. This is ridiculous what we’re having to pay for our homes coverage. Something has to be done about this sooner than later.

Just got a call from BB insurance letting me know my insurance is ending December 28 (formost) canceling all policies up here and they can only offer the California fair plan with a wraparound policy.

I have had good luck with the Joe Dittemore Agency in Redlands he is a farmers agent but brokers many other companies.He helped me when my insurance was cancelled last year. 909-792-1665
